That aside, just six months notice and away then - £1.25m effectively at today's money. Also, what if our deal is so good, the landlords go pop and the new incumbants up the anti?

So if West Ham were willing to move (maybe on the back of having new owners) to build their own stadium and move there, they just need to stop paying rent for six months at the OS and that terminates the deal without having any ramifications in terms of penalty payments to the LLDC ?

The rent is indexed to RPI, so it will rise pretty vigorously over time (RPI is typically about 1% above CPI on a year-on-year basis, the target inflation rate). That's clause 21 on page 73. Termination clause 34 on page 81, and it says that the contract can be terminated if the Grantor goes bust or if West Ham dont pay for 6 months or go insolvent.

A thought crossed my mind tonight over dinner - are we obligated to stay there? Bare with me...

Now everything I have read says that we pay a fixed non index linked rent on a 99 year lease and then split various incremental incomes on a percentage basis. That being the case we actually owe them nothing but the rent at £2.5m a year, which is bugger all now and less than that in 20 years and a night out in 99.

So what happens if it turns out a Stadio Delle Alpi, and we the fans dont like it or, a buyer elects to move us to a bigger and better stadium down the A13 in say 30 years? Can we go?

After all, its a rather unusual stadium and whilst not doubting Wembley was cutting edge in 1923 but 60 years on it was archaic - who pays for any upgrades?

9. Concessionaire Covenants

(k) comply with the Community Plan (when agreed) and offer up to 100.000 General Admission Tickets each Football Season to residents of the London Borough of Newham and/or community groups, clubs, charities and similar organisations, subject to appropriate controls
being in place to contractually restrict any on-sale and the terms of an agreement to be entered into between the Concessionaire and the London Borough of Newham

So this is a sub-set of Schedule 4 b (iv) and the 'upto' part suggests that if no other events were taking place (professional sport or music) then the full burden would fall on West Ham. But we know that cant be the case as UKA have their big yearly event in there every year and there will be numerous other pro sporting events and concerts.

If Gavros is right about the extra £25 million. I can't see how anyone can be anything but positive about the revenue side of the move.

I get the worry about the view and the atmosphere, but the money, if what he has said is accurate, is a massive plus.

the contract stipulates 'all events' as per Schedule 4 b (iv):

Access to events for residents of the London Borough of Newham, both as spectators and attending community events, including the provision to NU for distribution to Newham residents of up to 100,000 event tickets to be provided by Stadium users. Such tickets must be for professional sport or music events taking place at the Stadium.

The up to 100k community tickets will be from early Cup matches/friendlies, so won't detract from that figure as Cup games aren't in STs and are "bonus" income.

So our big revenue impact will come from the achievement in getting to Europe that happened whilst we were at UP which is supposedly holding us back.

Still those upgrades from kids tickets to adult prices for various season ticket holders for several games throughout the season WILL definitely add further to West Ham's income streams, although you obviously cannot bank on it in advance.
